Polyurea vs. Epoxy Concrete Coatings

At TSR Concrete Coatings, we made a deliberate decision years ago to install only polyurea / polyaspartic systems on every project. Here is why, and how the two technologies actually compare.

Why Epoxy Fails in the Midwest

TSR installs across Illinois, Iowa, Wisconsin, and Arizona — some of the harshest concrete environments in the country. A garage slab here has to survive freeze-thaw cycles, road salt all winter, summer UV, and the chemical and impact stress of everyday use. Epoxy was designed for stable, climate-controlled environments — not garages that swing from 90°F in July to below zero in January with salt tracked in all winter long.

What you typically see with epoxy installs in our climate:

  • Hot-tire pickup — warm tires peel epoxy chips off the slab in patches.
  • Yellowing — UV from sunlight (even indirect, through garage windows) breaks the resin down within 6–12 months.
  • Delamination — epoxy is rigid; concrete expands and contracts with temperature. The mismatch eventually pops the coating off in sheets.
  • Long install windows — multi-day cure times leave your garage unusable for a week.

Why We Chose Polyurea / Polyaspartic

TSR Concrete Coatings has installed polyurea / polyaspartic systems on garages, basements, patios, and pool decks across four states. The material is, in practical terms, an impenetrable defense against the elements:

  • Installs in any season — cures in temperatures from below freezing to over 100°F.
  • One-day install — your floor is finished in a single day, ready to drive on in 24 hours.
  • UV-stable — will not yellow or chalk in sunlight.
  • Flexible — moves with the concrete instead of fighting it. No cracking, no delamination.
  • Chemical-, stain-, and slip-resistant — purpose-built for the abuse a real garage takes.
  • 18 designer color blends — choose the look that fits your home, with the same durability across every finish.
  • Limited transferable lifetime warranty — we stand behind every install for as long as you own the home; the warranty transfers if you sell.

Our Process

Every TSR installation follows the same disciplined four-layer process — diamond grinding the existing slab, repairing all cracks and surface damage, broadcasting the chip or metallic base coat, and sealing with a clear polyaspartic top coat. The result is a floor that bonds mechanically to the concrete, looks great, and lasts.

What This Means for Your Floor

If you have ever seen an epoxy garage floor that has peeled, chipped, or yellowed within a few years, you have seen exactly what polyurea / polyaspartic is designed to prevent. We coat garages, basements, patios, and pool decks across the Midwest and Arizona — every one of them with the same material that has earned its reputation in the harshest conditions our region throws at it.
